imagin begins the marketing of mortgages linked to the 'Prestécs Emancipació' of the Government of Catalonia to make it easier for young people to acquire their first home. The ICF has already approved 343 operations with an average amount of 36,000 euros for the down payment of the purchase of the first home. As an entity adhering to the programme, CaixaBank will finance up to 80% of the value of the homes through imagin and the remaining 20% will be provided by the Generalitat through the ICF.

The first operation of the 'Prestécs Emancipació' program of the Government of Catalonia was signed this Monday in the municipality of Sabadell. CaixaBank, through imagin, and the ICF have signed the first mortgage operation under this programme with two young people from Sabadell who have acquired their first home thanks to this new line of loans aimed at young people between 18 and 35 years of age.
CaixaBank, through imagin, thus begins the marketing of mortgages linked to the new line of 'Emancipation Loans'. As a member of the programme, young people can apply for a mortgage through CaixaBank branches or the imagin app, and the bank will offer up to 80% financing of the value of the homes.
The remaining 20% of the mortgage, with a limit of 50,000 euros, will be provided by the Government of Catalonia as a 'Prestéc Emancipació' through the ICF. Young people will not pay interest on the amount lent by the Generalitat and will not have to pay it back until they have finished repaying the mortgage. Once the mortgage is paid, they will have five years to repay this loan. The aim is for young people who can afford a mortgage, but who still do not have enough savings to meet the down payment, to be able to buy a home.
Applications for the 'Emancipation Loans' can be made on the ICF website. If the ICF approves them, young people must contact any of the entities adhering to the agreement to apply for the mortgage, which will evaluate the suitability of the profile to grant the mortgage loan and the maximum repayment period and the conditions will be agreed between the entity and the customer. 500 million euros financed by the Agència de l'Habitatge de Catalunya
The Government of Catalunya will allocate 500 million euros over five years (2025-2029) to finance the line, at a rate of €100 million per year. The Generalitat will grant the resources through the Agència de l'Habitatge de Catalunya (AHC) and the Institut Català de Finances (ICF) will manage the loans. In this regard, the ICF has signed an agreement with the financial institutions adhering to the programme to finance the remaining amount of the home.
Conditions of the 'Prestécs Emancipació' line
Applicants for the 'Prestécs Emancipació' must be registered in Catalonia and be between 18 and 35 years old (inclusive). In addition, the home must be the first one purchased by the applicant and must become their habitual residence.
The gross annual income of the people who will live (including minors and people who do not apply for the 'Prestéc Emancipació') cannot exceed the Catalan sufficiency income indicator (IRSC) multiplied by 6.5. For example, in the case of a single buyer, it may not exceed €80,963.31 per year and, in the case of two, €83,467.33.
Homes financed through this formula will become protected on a permanent basis. If one day you want to sell the property, the price will be limited to the amount for which it was purchased, adding inflation and the cost of certain renovations, to ensure that the person recovers the investment and at the same time that the home remains affordable.
