ICF contributes €46.7M for the construction of 331 subsidised housing units in Barcelona

The social rental housing units will be part of four developments in the neighbourhoods of Sant Andreu, la Sagrera and la Marina del Prat Vermell (two developments)

The ICF, the public development bank of Catalunya, has granted several loans on advantageous terms worth 46.7 million euros to Habitatge Metròpolis Barcelona, S.A. (HMB) for the construction of four developments totalling 331 housing units intended for affordable rental in the city of Barcelona.

HMB is the metropolitan affordable rental operator and aims to build and manage a stock of 4,500 publicly protected rental housing units in the metropolitan area over the next five years: 50% in the city of Barcelona and the remaining 50% in other municipalities of the Barcelona metropolitan area.

Habitatge Metròpolis Barcelona, S.A. is a mixed company formed by the Barcelona Metropolitan Area (AMB), Barcelona City Council and NICRENT Residencial (in which NEINOR HOMES and CEVASA hold stakes), the result of public-private collaboration, working to expand the stock of officially protected housing and maintain public ownership of land in the city of Barcelona and the metropolitan area.

The four subsidised housing developments financed by the ICF are being built in the neighbourhoods of la Sagrera (104 units), Sant Andreu (108 units) and la Marina del Prat Vermell (one development of 56 units and another of 63). These developments already benefit from the Pla 50.000 subsidies from the Generalitat de Catalunya, which include an interest rate reduction of 1.5% for the first 20 years, among others.

In total, the ICF has made possible 5,581 social rental housing units in Catalunya since 2018, financing acquisition and development projects for subsidised housing with a total of 516 million euros.

In addition to the four developments in Barcelona, HMB is building three further developments in the metropolitan area, totalling 185 housing units: two in Montgat, with 58 and 71 units respectively, and 56 in Sant Adrià de Besòs.
