The construction works, which are due to last 20 months, have already begun, and it is expected that the cohabitation units can move in in January 2026. The ICF has granted a loan of 4.2 million euros to finance the construction works of the building. The land of the project is ceded by Barcelona City Council and the homes are between 42 m² and 76 m².

In Teresa Boronat i Fabra street, 10, in the Sant Andreu district of Barcelona, construction begins on a building with 35 social housing. The project is promoted by the La Regadora Housing Cooperative and is built on a plot of land with a cession of use by Barcelona City Council. The building will have 35 homes of between 42 m² and 76 m², six community spaces and a premise of 60.50 m².
The future residents of this building are the members of La Regadora SCCL, a housing cooperative in assignment of self-promotion use, formed by a diverse community with the common objective of living in a sustainable, inclusive and cooperative environment that chooses to find non-speculative formulas for access to housing. This project will not only provide an affordable roof, but also promote coexistence and mutual support among its inhabitants, offering common spaces such as a communal kitchen, a shared laundry, a library and other uses yet to be decided, which will encourage interaction and the creation of a strong and united community.
In addition, the building is designed with criteria of sustainability and energy efficiency, including materials with low environmental impact such as wood and compacted earth blocks, which contribute to a healthier and more environmentally friendly home.
This is one of the social housing projects that the ICF is funding to make it a reality. In this case, with a contribution of 4.2 million euros for the construction of the building. For the public promotion bank of the Generalitat, social housing is one of its main lines of action and where it is focusing a relevant part of its activity.
The ICF's financial support is provided through its ICF Social Housing Development facility, which is aimed at promoting the construction of social rental social housing. This line enjoys a discount on the financial cost by the Housing Agency of Catalonia.
The CEO of the ICF, Vanessa Servera, affirms that "projects such as La Regadora show that another way of building housing is possible and consolidates the role of public development banks to make them a reality". Over the past year, the ICF has put new homes on the market, through financing for the renovation and construction of new flats, and has increased the public stock of social housing.
For Servera, "we contribute to making possible the right to housing of citizens in order to fill a financing gap that is currently not covered by private financial institutions. In 2023, we have allocated €45.6 million and made 2,412 social and affordable rental homes available for individuals and families."
For her part, "from La Regadora, we feel deeply grateful for the opportunity to make this project a reality, thanks to the financial support of the ICF. This represents a step forward towards consolidating a fairer and more sustainable residential alternative in Sant Andreu." "This initiative not only allows us to offer affordable and quality housing to our partners, but also gives us the opportunity to demonstrate that another model of living is possible, based on mutual support, cooperation and sustainability. Together, we are not only building buildings, but also strong and inclusive communities."
This collaboration between the ICF and La Regadora underlines the importance of creating synergies between public financial institutions and housing cooperatives, with the aim of responding to the real housing needs in our city. The shared vision of promoting fairer access to housing allows us to move towards a future where everyone has the possibility to live with dignity.
The construction is expected to last until early 2026 and has a budget of around 6.4 million euros.
