ICF finances Visoren with €15.1 million to build 130 affordable rental homes in Catalonia

The company is building, with the support of the public promotion bank, two flat blocks in Sant Joan Despí and Girona.

The ICF has financed the company Visoren with 15.1 million euros to build a development of 80 affordable rental homes in Sant Joan Despí and another of 50 in Girona. The public promotion bank has granted the real estate group two loans with advantageous conditions of 9.5 million euros and 5.6 million, respectively, to promote a total of 130 affordable homes in Catalonia that, according to forecasts, will be completed before the end of 2026.

The Sant Joan Despí development will be located at Torreblanca Street, 7, and will consist of a six-storey building. The homes will have between 42 and 72 m² of usable area, distributed in eight one-bedroom flats, 44 two-bedroom flats and 28 three-bedroom flats. The building will also include 80 parking spaces and 80 storage rooms. This development is being developed on a plot owned by the City Council of Sant Joan Despí, ceded to Visoren through a 75-year administrative concession.

On the other hand, the Girona development will be located at Carrer de les Agudes, 72-74, and will be aimed at young people aged 18 to 34 to facilitate their emancipation. It will consist of 44 two-bedroom homes and 6 three-bedroom homes, with usable areas ranging from 50 to 80 m². The building will have a ground floor plus five floors, a commercial premises and 52 parking spaces. The project is also being carried out on a municipally owned plot, ceded by Girona City Council to the group through a surface right for a period of 75 years.

They provide knowledge and management skills, and we support them with long-term financing and lower interest rates than those offered by private banking. We are working hard to help make hundreds of new developments a reality that facilitate access to decent housing for thousands of Catalan families," explained the CEO of the ICF, Vanessa Servera i Planas.

The ICF's support to make the Girona and Sant Joan Despí developments a reality is an example of success", explains Ramón Ruiz, managing partner of the company.

The beginning of the collaboration between the ICF and Visoren dates back to 2010. Since then, the public development bank has financed a total of eight developments promoted by the group in Catalonia, which have allowed the construction of 352 affordable rental homes, including the current projects in Sant Joan Despí and Girona.

In total, the ICF has made possible 5,211 social and affordable rental homes in Catalonia since 2018, financing projects for the acquisition and promotion of HPOs with a total of 480 million euros. This is indicated by the latest data collected by the financial institution of the Generalitat, corresponding to July 2025.
